Problem:
This landlord was moving in with her partner and decided to rent her property out. Its a large block with a great entertaining area and a lot of growth potential into the future. The owner wasn’t really sure about where it sat in the market, but I knew because it was a great sized block and close to a school, I needed to find a young family with kids that went to the local school.
Solution:
I knew a family would more than likely have a dog, so I advised the owner to block off the sides of the property so It was completely dog proof. I also advised on sales quality photos as there was a few great features to the property such as a front deck, fireplace, beautiful jacaranda tree and great covered entertaining area.
Over two weeks we had 16 inspections in total, we had multiple candidates to choose from. This included a young family with children that attended the local school and day-care centre. I also recommended that we sign a lease for just over twelve months, that way if they decide to leave we could advertise the property in the peak time families looking to relocate.
Problem:
I felt the property was consistently under rented when we took the property over from the previous property management company.
Solution:
The lease was up for renewal when we took over the property so we opted for a shorter lease when the , market was at its strongest, as the tenant was from interstate and was flexible on his return. We advertised the property for $20 a week extra, this generated six applications and one very strong candidate. I was able to pull her move in date forward and minimise loss of rent for the owners. This meant that the days between leases were 3 days instead of two and a half weeks.
Problem:
You could easily say that this property was the worst property in the best street. The owners purchased it fix up and keep as an investment property. Before they started their renovating they contacted a handful of local agents for their opinion on what to fix up and how much they would achieve. Some agents mentioned to the owner it was a terrible buy and others mentioned that they would be lucky to achieve $330 a week.
Solution:
Through extensive market knowledge, the one thing I know was missing from rental properties in the area was fans in bedrooms. This was my major recommendation among the obvious that the owner was going to carry out. I also discussed the benefits of spending money on good quality photos. The property looked amazing by the time the owners completed the renovations and we were able to rent it within 24 hours and hand over keys within 48 hours to the new tenants.
Problem:
When these owners first purchased the property, they decided to go with a bigger agency because they thought the service they were going to get would be better. Within six months, they called back and asked if they could take over as their property manager had the wrong air conditioner repaired and they were having communication problems because the property manager would never respond.
Solution:
When I took over the management, the tenants had been trying to contact the previous company about water and rodent issues, but never heard back from them. There was also a previous issue with the air conditioner and outside lights. We were able to fix all over these issues and lodge an insurance claim all within two weeks. The tenants just resigned their lease saving the owner on re-letting costs, everyone is happy!
